Private Lending Process
Step 1 - Meet with Pine Financial to be sure all of your questions have been answered. This can be in person or over the phone. We are happy to meet you at your home or office or would be happy to take you to lunch. You will be asked how much money you have available for this type of investment. Step 2 - Pine Financial will get a loan application from one of its clients and put together a loan package. This package includes; an appraisal of the property, verification of assets (bank statements), proof of income, title report, proof of insurance and more. Step 3 - You will be contacted by Pine Financial to be sure the money you have to invest will be available on the day we need to close. Step 4 - You will receive an email with:
(Supporting documents including but not limited to banks statements and income documentation are always available upon request from the lender) Step 5 - You will look through the package and let Pine Financial know that you want to do the deal. You will have plenty of opportunities to ask specific questions about the specific deal once you receive your package. You will be asked to send back the signed loan disclosure and servicing agreement. Step 6 - You will be sent wire instructions and will be asked to send the wire for the loan amount to a title company the day before closing. Some banks allow you to do this over the phone, others require you to go in to a branch. Step 7 - Pine Financial prepares all the closing docs and appears at the closing to get the documents signed and recorded. Step 8 - You will be sent copies of all the loan closing documents including a note and deed of trust. Step 9 - You can cash your check each month. |
